Under the direct supervision of Plant Engineering Section (PES), the contractor shall furnish all labour, material, tools, instruments, meters, gauges, transportation, and parts necessary to perform preventative maintenance, inspection, adjustment, repairs and/or replacement necessary to keep all 20 rolling doors in good functioning condition. All installation and maintenance services to comply with the manufacturing standards and recommendations. The services can be broken down into four categories as listed below: i. ONE TIME SERVICE: The contractor during the walk-thru, shall perform an assessment of all doors and provide recommendations and pricing to replace and repair damaged doors. This service will allow for all doors to be brought up to security standard. ii. Regular Preventative Maintenance Services: Using the Manual and manufactures recommendations, the contractor shall perform scheduled preventative maintenance ensure rolling doors are in working condition. Preventative Maintenance Schedule shall include but not limited to: • Lubricate tracks • Check limit switches for proper operation • Check fluid level in gearbox for proper level • Lubricate chains • Check safety stops for safety operations • Check manual operation for proper function • Check for worn sprockets and chains and replace if necessary • Check for broken or worn torsion spring and replace if necessary Upon completion of each service, the contractor is to ensure all Rolling Doors are fully functional. iii. Emergency Service: The Contractor shall provide twenty-four (24) hours seven days a week emergency service to maintain the rolling gates listed in Appendix 1 in proper operation. Emergency service will be provided no later than six (6) hours after notification. Emergency repairs and services shall be accomplished within twenty-four (24) hours of notification from the Plant Engineering Section (PES). iv. Major Repairs and Parts Replacement: Equipment and parts shall be repaired or replaced as necessary to correct each malfunction, deficiency, or other unsatisfactory condition discovered. Replacement parts furnished by the contractor shall be authorized parts from dealer of equal or better quality and directly interchangeable with the replaced parts. Repairs shall be accomplished in accordance with applicable maintenance manuals or, in the absence of such manuals, in accordance with normal commercial and engineering practices. Except for undertaking unforeseen emergency, all repairs and rectifications works must be approved by PES.
