ENGLISH Prime location next to the United Nations - Geneva The United Nations Office at Geneva (UNOG) is seeking to rent out a plot of land, hereinafter referred to as “Les Feuillantines”, which is located outside the Palais des Nations site, along Avenue de la Paix and Route de Ferney. Les Feuillantines is composed of three (3) plots of land, referenced 2005, 2079 and 2080 and comprised the following: - Land : 17,421 sqm (mostly in Green Zone – no construction allowed) - Building A – Villa : 270 sqm - Building B – Porter’s Lodge: 43 sqm The two (2) buildings were built in 1888 and acquired by the League on Nations in 1937. The United Nations subsequently became the landlord. The Villa was used as office space until April 2024. It is composed of an underground space for technical support and storage, and three floors for office space use. This RFI aims to enable UNOG and the market to engage in discussions on the future use of this plot, as well as to explore possibilities regarding the potential use of this land and its buildings. As it stands, UNOG would have the following requirements: 1. Any future lease agreement should be in line with the work of international organizations, including the United Nations Sustainable Development Goals. Alternatively, community-interest and public-utility projects are encouraged. 2. The project should include the necessary renovation of the existing buildings, to meet the compliance requirements of Switzerland as a minimum. 3. The rental duration is open for discussion and could start as soon as possible. 4. Propositions entailing the destruction of the existing building or major new construction are unlikely to be entertained. Please note that this RFI does not constitute an invitation to bid but will serve to gauge market interest. The results of this RFI may lead to the publication of a request for expressions of interest or a request for proposal by UNOG for the lease of all or part of the land in question. All responses will be treated as strictly confidential.   FRANCAIS Emplacement privilégié à côté des Nations Unies – Genève L’Office des Nations Unies à Genève (ONUG) souhaite proposer à la location le terrain ci-après dénommées « Les Feuillantines », situées à l'extérieur du site du Palais des Nations, le long de l'Avenue de la Paix et de la Route de Ferney. Les Feuillantines sont composées de trois (3) parcelles référencées 2005, 2079 and 2080 et sont constituées comme suit : - Terrain : 17 421 m² (majoritairement en Zone Verte – aucune construction autorisée) - Bâtiment A – Villa : 270 m² - Bâtiment B – Loge de portier : 43 m² Les deux (2) bâtiments ont été construits en 1888 et ont été acquis par la Société des Nations en 1937. Les Nations Unies en ont hérité en tant que propriétaire. La Villa a été utilisée comme espace de bureaux jusqu'en avril 2024. Elle est composée d'un espace souterrain (support technique, stockage), ainsi que de trois étages à usage de bureaux. Cette RFI vise à permettre à l'ONUG et au marché d'engager des discussions sur l'utilisation future de cette parcelle, ainsi qu'à explorer les possibilités concernant l'utilisation potentielle de ce terrain et de ses bâtiments. À ce jour, l'ONUG aurait les exigences suivantes : 1. Le contrat de location doit être conforme au travail des organisations internationales, y compris les Objectifs de Développement Durable des Nations Unies. Alternativement les projets d'intérêt communautaire et d'utilité publique sont encouragés. 2. Le projet doit inclure la rénovation nécessaire des bâtiments existants, afin de répondre aux exigences minimales de conformité de la Suisse. 3. La durée de la location est ouverte à la discussion et pourrait commencer dès que possible. 4. Les propositions impliquant la destruction des bâtiments existants ou de nouvelles constructions majeures sont peu susceptibles d'être prises en considération. Il est à noter que cette demande (RFI) ne constitue pas un appel d'offres, mais permettra de jauger l’intérêt du marché. Les résultats de la présente demande RFI pourront aboutir à la publication d’une demande d’expression d’intérêt ou d’un appel d’offres par l’ONUG pour la location de tout ou partie du terrain concerné. Toutes les réponses seront traitées de manière strictement confidentielle.
